Stag Commercial is representing the developer of the Commerce Bank property located in the heart of downtown Shawnee, Kansas, directly across from City Hall at 11101 Johnson Drive.  The transaction includes the primary bank building, a 3,359sf former municipal firehouse adjacent the bank, and associated parking areas in the downtown area.  Located in a Neighborhood Revitalization area, strong tax incentives and loan programs are available for both landlord and tenants alike. 

 

The original structure was built for Shawnee State Bank in 1909 and has expanded over the years to its current 10,726sf.  In 1971 during the final expansion of the property, a black spandrel glass with aluminum framing façade was applied to the skin of the building.  This modern design – for the 1970s – will be replaced as part of the redevelopment of the site.

 

The site’s transformation will begin by uncovering and restoring the original stone of the bank for which the bank’s founders paid $1,850.  As many parts of the expanded building are cinder block construction, the developer will reface the rest of the building in complementary natural stone.  Additionally, the bank’s former entrance directly at the corner of Johnson and Nieman Drives will be reopened bringing back the charm of one of Shawnee’s most recognized historic images.

 

Internally, the building will be bisected north to south creating separate tenant spaces.  On Johnson Drive, three spaces with individual entrances will be created, each with a unique stone façade on its section of the building.  The south facing entrance adjacent the parking lot will be also have a new stone/brick façade added to attract a retail or restaurant operation that offers high visibility and signage to passing traffic.
